It doesn't cost you any more to work with a Realtor, and it gives you fair representation as you look at homes. A Realtor will help you compare quality of construction and neighborhoods, and let you know how certain option choices will affect your resale value. While the builder will often tell you that there is a set contract, a Realtor will tell you what kind of addendums should be added to that "fixed" contract. The Realtor will help you interpret what certain items in the contract mean, and will suggest such protections for you as hiring an inspector to do periodic checks during construction as well as before closing.
